MANOR FARM BARN

Manor barn is a self catering let only. If you have any doubts that your use falls outside this then please talk to the owners before you book.

A maximum of 10 people and an infant who will sleep in the travel cot can be accommodated at any time.

Telephone/postal/email bookings will be held provisionally for up to 10 days until the receipt of the booking form and deposit.

The hire shall be for holiday purpose only and shall not confer on the hirer any security of tenure within the terms of the housing act 1988 pursuant to which the occupation shall be deemed to be by way of an extended tenancy.

The property will be available from 3pm on the day of arrival and MUST BE vacated by 10am on the day of your departure

Smoking is NOT permitted in the barn under ANY circumstances

The hirer is responsible for the property for the duration of their booking and is expected to take all reasonable care of it during their stay.

Please report all breakages to enable us to provide replacements before the next guests arrive. Malicious damage will be charged for.

A non-returnable, non transferable deposit is payable upon booking:-

Days before arrival		Deposit (% of full cost)
More than 56		25%
29 - 56		50%
15 - 28		75%
1 - 14		90%

The balance of the full cost is payable upon arrival.

Cancellation should be made in writing and cancellation fees will apply. Please note that when you book any holiday you are entering into a legally binding contract. Holiday and cancelled booking insurance is widely available to protect you should you need to cancel or cut short your stay for whatever reason.

We reserve the right to terminate the agreement/booking without refund on money if the behaviour of any guest is considered unacceptable, or if the number of occupants exceeds that stated at the time of booking (unless agreed prior to the guests' arrival).

If the accommodation is unavailable for any reason, we shall refund the full amount paid. Our liability is limited to the refund of such monies.
